Residents reserve amenities (party room, BBQ, guest suite, sauna). Rules, capacity, deposits, and blackout windows are enforced automatically.

Residents book; concierge approves; managers configure.

Step-by-step
- Resident picks an amenity and a time slot.
- Acknowledges house rules.
- Pays a deposit if required.
- Concierge approves (or auto-approve).
- After the booking, the deposit is released or held with a note.
Settings & permissions
Admins configure each amenity: capacity, max hours, lead-time, deposit, blackout dates, recurring maintenance windows.
Multi-building tips
Each building has its own amenity list.
Notifications
Confirmation, reminder 24h before, and post-event deposit status.
Reports & exports
Utilization by amenity and time of day; revenue from deposits forfeited.
Troubleshooting
- Double booking. The system prevents overlap; if it happened, an admin manually overrode — see audit history.
